Scope of Work — Included
  • Support Beam — 150 linear ftA new built-up three (3) 2x8 support beam is installed under the first-floor framing, carrying the load across the new piers and jacks. It is blocked, shimmed and fastened tight at every support point.
  • Power Post Jacks — 26 eaTwenty-six adjustable power-post jacks are set on new concrete footings, each one plumb, loaded and tightened so the floor above is supported at every point along the beam.
  • Rebuild Concrete Piers — 8 eaEight new concrete-block piers replace the failed and settled ones — each re-laid on a proper footing with the beam shimmed tight on top.
  • Vapor Barrier — 1,415 sq ftA new white 10 mil vapor barrier covers the crawl space floor, lapped at the piers and perimeter and secured so ground moisture stays out of the framing.
  • Crawl Space Clean-Up — 1 jobFull clean-out: the old ground cover, fallen insulation, debris and trash come out and get hauled away, so the floor is clear before the barrier goes down.
Total — Flat Rate for the entire job$25,600.00

Terms & Conditions

Scope: install a new built-up three (3) 2x8 support beam, 150 linear ft, under the first-floor framing; install 26 adjustable power-post jacks on new concrete footings; rebuild eight (8) concrete-block piers on proper footings with the beam shimmed tight; install a new white 10 mil vapor barrier over the 1,415 sq ft crawl space floor; full crawl space clean-out, including removal and haul-away of the old ground cover, insulation and debris.

Notes: the work is under the floor — nothing comes up through your floors for the piers, jacks or beam. Jobsite will be left clean once completed. Contractor is not responsible for damage caused inside the home while repairing the foundation.

Warranty: 12 months workmanship on the work performed; stabilization guaranteed on the piers and jacks.

Not included: any drainage or exterior waterproofing work — no trench drain, no sump pump, no discharge line, no french drain, no exterior grading; no encapsulation, no dehumidifier and no sealing of the crawl space vents; no electrical work; no plumbing repair (the corroded supply and drain lines in the crawl space are not part of this scope); no mold or fungus treatment; no joist, subfloor or interior floor repair; no permits; any work not listed in the scope above.

Payment: Total Project Cost (flat rate) $25,600.00 · Deposit to schedule $12,800.00 · Final payment $12,800.00.

Validity: this price is good only if the customer accepts by the end of business on Wednesday, September 30, 2026. If it is not accepted today, the price will be $28,160.00.
